left standing. The lake still looks the same. Cabins have been built on the far side

Interesting Note:

We (Enghs) have the original Abstract for the property going back to 1859, when the land was granted by the United States to one Nathan Corwith, for military services rendered to the U.S. – and going all the way forward to ourselves, including along the way the father in the 1880’s of the elderly farmer, Elmer Nelson, from whom we bought the property in 1966. The Abstract has been handled by the same Abstract company since 1882, Oakey and Oakey in Osceola, WI, our nearby town. Oakey and Oakey just recently was taken on by Guaranty Title Services, Inc. – with all our property records still at that office.

Frequently Asked Questions

What have you done to improve the land?
We mow the meadow areas and keep the thistles down. Over the years we’ve planted 6,500 pine trees. We’ve made hiking trails through the property and each year we keep them clear.

What are the property taxes?
The property is one contiguous parcel, with three real estate tax slips.
2007 Property Taxes:
13.63 acres -- $113.36 -- $8.32 per acre
32.25 acres -- $435.51 -- $13.50 per acre
-----------------------------------------
45.88 acres -- $548.87 subtotal

Bal. of: 18.37 acres -- $248 – estimate*
64.25 acres -- $796.87 – total estimate*

*Property tax on the balance of 18.37 acres needs to be determined, as these acres are newly separated from the acreage taxed with the house, barn, and outbuildings. An estimate, based on the higher fee of $13.50 per acre on the adjoining acreage, would be: 18.37 acres @ $13.50 per acre: $248 est., making an estimated $796.87 for the total 64.25 acres. These are the Real Estate taxes on the land in its current state. Taxes would of course be higher when there are buildings on the property.

What are your plans (the sellers)?
We love the area; this has been our home for 41 years. We plan to continue living in our farmhouse, reserving 8 acres and our farm buildings.

Why are you selling the land at this time?
We’ve made the decision that now is the right time for us. We’ve enjoyed the land for 40 years, and we realize there are others who would appreciate the natural beauty of the property. We have payments we’d like to clear off – medical, business, mortgage, etc., and we would like to do some travelling at this point in our lives.

What are other homes and families in the area like?
This is a highly desirable, low turnover area with single family homes with a mix of farms, commuters (to the Twin Cities), local merchants, and lake homes. Neighbors are friendly, helpful, and share high standards of community concern and values.

How close are shopping, hospitals, schools?
Three hospitals are 15 minutes away; we’re in the top-rated Osceola school system, 15 minutes away; shopping and excellent restaurants are within a 20-25 minute radius; two super-size Walmarts are within a 20-minute drive – one to the north and the other south.
